BMS integration
Different BMS vendors, sites and building generations brought together over BACnet, Modbus, OPC UA and KNX, without replacing what already works.
Integration consultancy
We work on large projects, ensuring that building systems are integrated properly, handed over with their design proven, and ready to feed a digital twin. Whichever BMS is on site, and every system that works alongside it.
Discuss a projectOne feed to map onto the model, structured the same way on every project.
Fewer return visits, a quicker handover and a record of how the building really ran.
A twin with live data on day one, and evidence the building performs as designed.
The challenge
The twin is promised at bid stage. At handover, the data sits in a BMS built to run plant, in a format one vendor reads, on a network nobody wants opened.
A supervisor keeps trend logs for the points someone set up, sized for fault-finding. Getting years of clean, complete history is usually a manual job, site by site.
Trend on one job, Niagara on the next, EcoStruxure on the third, and lighting control outside the BMS altogether. A twin needs one feed, not four integrations.
Client IT and cyber teams resist inbound VPNs and port-forwards onto building networks, and they are right to. Data collection has to work without them.
CIBSE TM39 reports fewer than 2% of buildings had coherent submetering at handover. The performance gap shows up after the project team has left site.
Services
Advice and delivery, from specification through commissioning to the years of operation after handover.
Different BMS vendors, sites and building generations brought together over BACnet, Modbus, OPC UA and KNX, without replacing what already works.
The data a digital twin needs, already there at handover: every point organised by site and building, its history kept, and available in open formats.
Lighting control, metering and the other systems a BMS doesn't see, brought into the same feed as the plant.
Metering aligned with CIBSE TM39 and Part L: meter schedules that match what is installed, and checks that the submeters add up to the main meters.
Connections that need no inbound ports, static addresses or VPNs, designed to pass the client's IT and cyber review.
Where a site doesn't warrant a full BMS, a Rio gateway can provide the control logic, graphics and alarms as well as collecting the data.
Across the project
Fit Rio when the BMS goes live and the history starts then, not at handover.
Every point trended from the day the BMS goes live. Sequences, setpoints and meter wiring proven with data, not screenshots.
Hand over a history, not an empty dashboard, with TM39 meter schedules and verification by calculation.
Spot short-cycling plant, meters that do not add up and failing sensors in the data, and go back to site knowing what needs fixing.
The same feed carries on into the client's twin, their FM provider and their energy manager, each seeing only what is shared with them.
Tell us about the building, the systems specified and where the data needs to go.
